Special Assessment Progress Report #1

Results of the Special Assessment vote were mailed – and emailed – to each Bay Scene homeowner the week of August 14. As noted, the initial Special Assessment payment is due 1 October.

In brief, the Special Assessment provides funding for structural repairs to the podium slab above our parking structure, repair and upgrade of plumbing systems in the catacombs, repair of deteriorated balconies, replacement of our curtain wall windows, repair of subterranean waterproofing materials on the outer walls of the catacombs, and renovation of Bay Scene grounds following the waterproofing work. Collectively, these projects are referred to as “Bay Scene Building and Site Renovations.”

Following is the first progress report on implementation of the Special Assessment projects.

STRUCTURAL REPAIRS

The podium slab structural repairs are essentially complete. Degenkolb Structural Engineers are currently preparing a “final observation letter” documenting that the identified structural issues have been successfully resolved. We should receive this close-out letter early the week of August| 28.

Also, Catlin General Contracting is scheduled to remove the garage shoring beginning the week of August 28.

CURTAIN WALL WINDOW REPLACEMENT

On August 22 we signed the contract for Whitmore Architects to prepare construction documents for the curtain wall window system replacement project. In addition to construction document preparation, Whitmore Architects will guide the project through the City plan check and permitting process and assist with construction contract bidding. Whitmore anticipates these activities will require 24 to 30 weeks; therefore, actual award of the contract to replace the curtain wall windows is not anticipated before February 2024. Construction will begin shortly thereafter, depending on how long it takes to procure materials for the project.

OTHER BUILDING AND SITE RENOVATION PROJECTS

In preparation for the waterproofing repair work and subsequent site restoration, we entered into a contract with Snipes-Dye Associates to complete a site survey of Bay Scene and create a precise base map of our property and immediately adjacent areas. The map will show site topography, property lines and boundaries, existing utility points of entry, easements, and so forth.

Design of the subterranean waterproofing repairs will begin in the near future.
