Special Assessment Progress Report #9 - Start Dates
Please read carefully. The following is the latest scheduling information and start dates for the replacement of the curtain wall system at Bay Scene.
6/30/2024:
Curtain wall window system was ordered.
6 – 7 August:
Trees in the driveway island planter area will be removed and stumps ground down. (This needs to be confirmed with Atlas, the contractor removing the trees.)
8/26/2024:
Nautilus GC (Elizabeth Bernache) will schedule site visits to Tower One / Stack 1 (111, 121, 131, 141, 151).
9/3/2024:
Bay Scene circular driveway will be closed off and prepared for use as a construction laydown / staging area.
(Note: the garage entrance and exit ramps and the gates on the south side of Tower One and the north side of Tower Three will remain accessible.)
9/10/2024:
Trees, vegetation and cobble rock will be cleared in the area between Tower Two and Lobby in preparation for it to be used as a new entrance for contractor personnel.
9/4/2024:
A new entrance for contractor personnel will be constructed between Tower Two and the Lobby area.
9/10/2024:
New access and drop-off areas will be identified for the U.S. Postal service and other delivery personnel (area TBD).
9/10/2024:
Access to the Lobby area will be closed off from the bayside. Residents will need to greet visitors at either the Gresham Street entrances to Towers One and Two or the gate north of Tower Three.
10/24/2024:
Work will begin on curtain wall replacement for Tower One / Stack 1 with the removal of window treatments and the erection of new temporary walls in each unit
(111, 121, 131, 141, and 151).
10/14/2024:
Nautilus GC (Elizabeth Bernache) will schedule site visits to Tower One / Stack 2
(112, 122, 132, 142, 152).
11/14/2024:
Work will begin on curtain wall replacement for Tower One / Stack 2
(Note, this is estimated to take about one month.)
11/4/2024:
Nautilus GC (Elizabeth Bernache) will schedule site visits to Tower Two / Stack 1
(211, 221, 231, 241, 251).
12/6/2024:
Work will begin on curtain wall replacement for Tower Two / Stack 1.
(Note, this is estimated to take about one month.)
12/2/2024:
Nautilus GC (Elizabeth Bernache) will schedule site visits to Tower Two/ Stack 2
(212, 222, 232, 242, 252).
1/10/2025:
Work will begin on curtain wall replacement for Tower Two / Stack 2.
(Note, this is estimated to take about one month.)
Nautilus will be reaching out to homeowners prior to scheduling the on-site appointment in the unit. We will provide additional information as it becomes available, such as the sequence when every stack will begin the curtain wall replacement, along with when the other construction projects (waterproofing, balcony repairs, etc.) will begin as soon as it is finalized and available from Nautilus. However, the sequence for the stacks has been changing due to the need to accommodate the other phases of construction and the various construction issues that could arise.
