Windows Replacement Project ‐ Phase 2
Phase 1 of the Windows Replacement Study – “Investigation and Repair Concept Definition” – was completed in January 2022. Results were reported in:
o Several monthly HOA meetings
o Mailings to homeowners
o A Town Hall meeting
o Posting on Bay Scene website
A proposal for Phase 2 services is currently being reviewed by Board and Windows Committee members o Phase 2 studies include:
Design Development Services
Working with window manufacturers, fenestration expert, structural engineer, general contractor, and value engineering specialists, select optimal window system; and prepare design development drawings, findings, and refined estimate of project cost. At the end of this phase there will be one or two Town Hall meetings to present findings.Construction Documents
Prepare construction drawings and specifications; regulatory agency review and permitting; coordinate bidding and negotiation of construction contract.Construction Administration
Coordinate schedule and track performance and budget of general contractor, assure compliance with project plans and specifications, coordinate with individual condo residents during construction.
Other Windows Replacement Study initiatives
o Window structural safety – Further exploring the observation by Picture Perfect Windows and Doors and Long Glazing that the structural brackets securing the windows to the buildings are weakened by corrosion.
o Exploring alternative financing opportunities whereby the HOA would secure a loan for the entire project, thus relieving condo owners of individually having to obtain financing. Payments on this loan would be made through an increase in monthly Association dues. A prepayment option would be available for those wishing to make a one‐time cash payment for their portion of the assessment.
