WINDOWS REPLACEMENT PROJECT ‐ PHASE 2 UPDATE

June 8, 2022, HOA MEETING

  • Over the past several weeks the Board of Directors and Windows Committee have been reviewing both preliminary and revised proposals for Phase 2 services.

  • We made several comments and suggestions to assure the proposed scope of services meets Bay Scene’s needs.

  • Whitmore Architects has addressed our comments and made appropriate revisions in their final proposal.

  • the Board of Directors will be considering this proposal in Executive Session following our HOA meeting.

  • Key features of the Phase 2 proposal include:

    1. To lower overall project cost, the proposed scope of services is now a negotiated bid contract with Nautilus General Contractors providing Design‐Assist services.

    2. Value engineering concepts have been incorporated throughout to help further reduce overall project costs.

    3. A value engineering charette, to include Whitmore Architects, Nautilus General Contractors, and two Bay Scene Directors and/or windows committee members, will be scheduled to consider and select cost savings strategies for identified design alternatives.

    4. Window design will be in sufficient detail that accurate window replacement costs can be defined.

    5. Approximately two months will be needed to complete the design development work, after which there will be one or two Town Hall meetings to present findings to our homeowners.

    6. A pause after the Town Hall meetings has been formally incorporated into the contract to allow a survey of homeowners as to whether we should proceed with the project.
